At Green Mission ESG Solutions, our end-to-end services cover every stage of the sustainable property diversion process, from identification and valuation to logistics, reporting, and impact analysis. Along with our deconstruction management and valuation services, we are initiating corporate decommission and corporate projects across Manhattan, one of the most expensive and logistically complex markets in the country. Operating in this dense urban environment demonstrates that waste diversion and reuse can succeed even where space, timing, and cost constraints are most demanding.
By partnering with building owners, contractors, and corporate clients, we identify property that can be diverted from the waste stream. This may include office furniture, fixtures, architectural elements, or high-value equipment. When these assets qualify for charitable contribution under the Internal Revenue Code, we facilitate donation to nonprofit recipients, ensuring that all documentation and compliance requirements are met. For property that is fully depreciated and not intended for a deduction, we coordinate donation or resale to any entity that can reuse it, preserving both material and economic value.
For donors seeking tax benefits, our team provides a complete IRS Qualified Appraisal to substantiate the charitable contribution in full compliance with Section 170(f)(11) and USPAP. In addition to valuation, we manage recipient matching, coordination, and transport logistics through our in-house logistics division or in partnership with third-party movers and management companies. This structure allows our clients’ moving partners to focus on relocation while we oversee the sustainable disposition of the remaining property assets.
Our Director of Corporate Decommission Operations, Nichole Erickson, brings more than a decade of engineering and operational experience from her work with United Assets Management, where she led large-scale asset recovery and decommissioning projects nationwide. Her technical and project management expertise allows us to deliver efficient, compliant, and data-driven logistics solutions for complex corporate decommissions. Through this collaboration, we are expanding our ability to coordinate with corporate facilities teams and national movers to manage on-site removal, transportation, and documentation for high-value assets across Manhattan and beyond.
In partnership with Elisabeth Baudinaud, Founder and Principal of Carbon-Wise, we have also integrated embodied carbon tracking and low-carbon construction methodologies into our ESG analytics. Elisabeth’s recognized leadership in municipal climate strategy and embodied emissions reduction enables our clients to understand and report the true environmental value of material reuse. Through this collaboration, our ESG reports now combine financial valuation with carbon reduction data, helping organizations quantify and communicate their impact through advertising, marketing, sustainability goal setting, investor relations, and Board of Directors reporting.
Jennie Lumpkin, our CRO, continues her leadership in this field with almost 15 years in the deconstruction and donation industry along with Jessica Irving Marschall, our CEO who is a practicing CPA of 26 years and has been in the deconstruction industry for over six years.
Through this integrated framework, we help New York City’s commercial property owners, developers, and corporate tenants transform how decommissioning and renovation projects are managed, converting what would have been waste into measurable social, environmental, and financial value.
